Can you hold a place before I apply?
Unfortunately, we cannot hold a property before the application process is complete. Our properties are available on a first-come, first-served basis to ensure fairness for all applicants.
Do I pay first month’s rent and last month’s rent with my security deposit?
You are required to pay the first month's rent prior to moving in and a security deposit at signing of your lease. Any pro-ration of rent is due on the 2nd month of your lease.
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a lease. Each occupant 18 years old or older is required to submit a separate application.
Is the security deposit refundable?
Yes, the security deposit is refundable, subject to the terms outlined in your lease agreement. It is returned within a specified timeframe after move-out, minus any deductions for repairs or outstanding balances.
You have a property I want to rent. How do I apply?
To apply for a property, please reach out or have your agent reach out to us for instructions on how to apply. We will start with having you sign a Tenant Selection Criteria form and the an online application. You will need to follow the instructions to complete the application process. Be sure to provide all required documents and requested information for prompt processing. Any incomplete applications will delay processing of your application.
How do I pay rent?
Rent payments can be conveniently made online through our resident portal. We also provide alternative payment methods, which can be discussed during the leasing process.
I want to get a pet. What do I do??
If you're considering getting a pet, please contact our office to discuss our pet policy. Certain properties may have restrictions or specific requirements regarding pets.
I want to move out, but my roommate wants to stay. What do I do?
In such cases, please notify us as soon as possible. We will guide you through the necessary steps, which may include a lease modification.
My lease expiration is coming, and I want to move out. What do I do?
If you intend to move out at the end of your lease term, please inform us in writing at least 30 days before the lease expiration date. We will provide you with move-out instructions and conduct a final inspection after you are completely moved out.
Who is responsible for paying for repairs & maintenance requests?
The landlord is responsible for paying for repairs & maintenance requests through our property management company. Please submit all requests through our resident portal, and we will address them promptly. In case of emergencies, first contact 911 if necessary then Direct Realty for urgent assistance.
Can I make changes or modifications to the property?
Residents are not allowed to make structural or permanent changes to the property without prior written consent from the landlord or property management company. If you have specific requests or ideas, please contact us to discuss the proposed modifications, and we will provide guidance on the approval process.
What happens if I need to break my lease early?
Breaking a lease early may have financial implications, and the terms for lease termination are outlined in your lease agreement. If you find yourself in a situation where you need to break your lease, please contact our office as soon as possible. We can discuss your circumstances and explore potential solutions, such as finding a replacement tenant to minimize any associated costs.
Can I have a service animal or emotional support animal in my rental property, and what is the difference between the two?
Yes, you may have a service animal or emotional support animal in your rental property. A service animal is trained to perform specific tasks for a person with a disability, while an emotional support animal provides comfort and support to alleviate the effects of a mental health condition. Both are protected by the Fair Housing Act, and you will be required to provide documentation for either based on your specific situation.
